Your wages are set by one economy. Your city’s prices are set by a different one.

That disconnect is the specific thing about working in Santa Fe, and it is why the usual advice to just pay more never quite lands here.

Think about who sets the cost of living in this city. Retirees arriving with equity from somewhere more expensive. Scientists and engineers at Los Alamos, thirty five miles up the hill, where the lab employs more than thirteen thousand people and a significant share of them commute in from the Santa Fe area. Second-home buyers drawn by more than two hundred fifty galleries and museums and the oldest, highest capital in the country. None of those groups earn their money inside Santa Fe’s local wage structure, and all of them price its housing. Median home value here runs something in the neighborhood of six times average household income.

Now think about who actually staffs the city. Christus St. Vincent is the largest private employer with roughly two thousand people, serving seven counties in a region that has become a popular retirement destination, which is exactly why education and health services keeps adding jobs here. State and local government adds around fifteen thousand more. And beneath all of it sits a tourism and hospitality economy, with leisure and retail together making up something like fifteen percent of payrolls, much of it genuinely seasonal, from the Opera to the ski area to the casinos.

Those employers pay what their revenue allows. A hospital’s wage scale is bounded by reimbursement. A gallery’s or a hotel’s is bounded by a season. Neither has any relationship to a housing market priced by people whose income comes from somewhere else entirely. So the honest position for a Santa Fe leader is that you are never going to close that gap with compensation, because you are not the one setting the number on the other side of it.

What you can decide is whether the work is worth the arrangement people have made to be here. Many of them commute in, share housing, or work two things. They have already paid a real price to hold this job. Whether they keep paying it depends almost entirely on whether the job returns something worth it, and that is a supervisor’s daily work rather than a budget line.
